Part of a broader Garden City Tudor renovation, this project updated a cramped powder room and an adjacent guest bath that hadn't been touched since the house was built. The powder room got a pedestal sink replaced with a furniture-style vanity and picture-frame wainscoting to match the home's prewar detailing. The guest bath's cast-iron tub was reglazed rather than replaced — it was in good structural shape and matched the era of the house, and reglazing saved the client roughly $2,000 versus a full tub replacement with comparable style. Manhasset hall bath renovation, 85 sq ft
A dated hall bathroom with a fiberglass tub surround and failing grout throughout. We gutted to the studs, found active water damage in the subfloor beneath the toilet flange (a common discovery once tile comes off older bathrooms), replaced the subfloor section, and rebuilt with a tiled shower-tub combo, a comfort-height toilet, and a wall-mounted vanity to make the small room feel more open. Five weeks, including the unplanned subfloor repair, which we handled under a documented change order rather than a surprise invoice.
